Smart Loft Use Could Add £18k to Your Home’s Value

Making better use of loft space could significantly boost property value and help homes sell faster, according to estate agents, with some homeowners potentially adding nearly £18,000 to the price of their property through simple upgrades.

Research involving 500 property brokers found that a boarded, insulated, and easily accessible loft can add an average of £17,677 to the value of a four-bedroom home. Three-bedroom properties could see an increase of around £13,821, while two-bedroom homes may gain nearly £9,867.

With buyers currently holding more power in the housing market, sellers are increasingly searching for affordable ways to make their properties stand out without committing to costly extensions or large-scale renovations.

Nearly 88% of estate agents said homeowners are looking for budget-friendly improvements that increase both appeal and market value. Property experts suggest the answer may already exist above their heads, as raised loft boarding and insulation upgrades can cost as little as £260 while delivering strong returns.

Research commissioned by LoftZone also found that improving loft space is widely viewed as one of the most overlooked ways to increase home value quickly. Around 31% of respondents said loft improvements were the most underrated value-boosting project, while 32% ranked them as offering the best return on investment ahead of home extensions, solar panels, and outdoor living upgrades.
